CBRE Senior Vice President Tom O’Loughlin and Vice President Larry Genet arranged the 24,490-square-foot lease deal for Ram Tool Construction Supply, a leading service company for buyers of construction supplies.
The building, located at 3585 NW 54th Street, in Fort Lauderdale, is situated on 2.56 acres and features approximately 2,231 square feet of office space and a 21,490 warehouse, with 11 dock doors, 5 dock doors with pit levelers, 8 grade doors, T5 lighting, 24’ clear ceiling heights, and ESFR sprinklers with excess capacity for storage, staging or parking, according to a CBRE property flyer.
O’Loughlin and Genet represented GLP, the landlord, in the lease transaction.
GLP owns and manages a global portfolio of more than 600 million square feet, with dominant market positions in China, Japan, US and Brazil. Domestic consumption is a key driver of demand for GLP. The Company is also one of the world’s largest real estate fund managers, with assets under management of approximately $39 billion.
O’Loughlin and Genet were the sole brokers in the transaction.
This distribution/manufacturing facility is located in the Fort Lauderdale Commerce Park, just three traffic lights from Florida’s Turnpike and adjacent to Fort Lauderdale Executive Airport (FXE).
