Bridge Development Partners announced the completion of a 57,341-square-foot, long-term lease agreement at Bridge Point I-95 industrial park, located immediately off Interstate-95 in Fort Lauderdale.
Broward Motorsports, a Florida motorsports dealership with four regional locations, will relocate its existing Fort Lauderdale center, bringing Building 1 to 100 percent occupancy prior to scheduled completion next month.
“Location combined with our state-of-art facilities continue to attract quality tenants to our world-class park,” said Kevin Carroll, a principal of Bridge Development Partners’ Miami office. “We were able to fulfill all of Broward Motorsports requirements at Bridge Point I-95, including better access, newer amenities and above all, highway visibility.”
The CBRE team of Tony Hoover, first vice president, and Larry Genet, vice president, represented the developer, Bridge Development Partners, in the transaction.
Broward Motorsports was represented by Robert Palacios of Regency Commercial Properties.
“Bridge Development is meeting demand for Class-A industrial product in this submarket with the added benefit of major highway frontage,” said Hoover. “Bridge Point I-95 perfectly positions Broward Motorsports to draw a much broader customer base across the tri-county region.”
Located at 2200 West Sunrise Boulevard in Fort Lauderdale, Bridge Point I-95 features two buildings scheduled for delivery in April, each approximately 150,000 square feet with 32’ clear ceiling heights, rear-dock loading and high-powered ESFR sprinkler systems. The park offers a strategic location with direct frontage on I-95, with 302,000 cars passing per day, along with flexible offerings that can accommodate tenants from 10,000 up to the remaining 160,000 square feet. With direct on-ramp access to I-95, the park offers easy access
to South Florida’s major transportation arteries and is in close proximity to Fort Lauderdale-Hollywood International Airport and Port Everglades, and just a short 30-minute drive to Miami. Bridge Development Partners acquired the 17.5-acre site, a former concrete pipe manufacturing plant, in December 2015.
Over past six months, Bridge Development Partners has closed nearly a half million square feet of lease transactions across its expanding South Florida portfolio. Since entering the South Florida market in 2012, the developer has delivered approximately 1 million square feet of Class-A industrial space, with an additional 1 million square feet currently under construction and slated for delivery in early 2017.
